additional information Regarding Room Rates and House rules

Both guest cottages required a 2 night minimum stay.  

Deck House $145 (Weekdays) and $165 (Weekends) per night plus tax for double occupancy. Each additional guest $25 per night. 4 guests limit per stay.

Creek House $185 (Weekdays) and $205 (Weekends) per night plus tax for double occupancy. Each additional guest $25 per night. 8 guests limit per stay. 

50% deposit and a major credit card (VISA, Mastercard, Discover and American Express) are required for all reservations. The remaining balance will be charged 7 days prior to your arrival. You will be charged the full amount, if the reservation is made 7 days  or less prior to arrival.
 

Returning guests receive 10% off for a future stay (this offer may not be combined with any other offers).

No cleaning fees, no pet fees. Kids are welcome!

We want you to have a great stay. We will take care of the cleaning. Just have fun!

We provide comfortable sheets, white linens and towels. Please avoid stains in the bedding and towels. We also provide makeup removal wipes. 

The kitchenette has a full-size vintage fridge, convection oven microwave (heat, cook, bake, toast, air-fryer), toaster, blender and Keurig coffee machine with a wide selection of coffee, tea and hot chocolate. The bathroom has toiletries and a hairdryer. Iron and ironing board are also available upon request. The rooms are equipped with a fire alarm, carbon monoxide detector and fire extinguisher.

Check-in at 3 pm. Check-out at 11 am. Late check-out may be arranged if no reservations on the night of your departure.

Complimentary basket is setup in the room upon arrival with a selection of coffees, teas, hot chocolate, snacks, bagels, beverages, fruits, cereal, yogurt and juice.  

Room and housekeeping services are not available, but there aren't any cleaning fees either.

Our driveway is very narrow, rear parking is not permitted. Street parking is safe in front of the café. Please disregard the parking signs as the Village doesn’t enforce the two-hour parking rules. Please don't park in the driveway. 

Dogs stay free! Only one dog allowed per room per stay unless otherwise pre-approved. Aggressive breeds are not permitted (no pit bull terrier or mix, sorry no exceptions). Dogs should always be kept on a leash as per municipal law. Sorry, cats are not allowed unless pre-approved.

Please note that we allow pets and follow all guidelines from the Department of Health to ensure the highest standards of hygiene. If you are extremely allergic to pets, we may not be able to accommodate your needs. 

Mobile phone services can be spotty in Sullivan County. To enhance your cell reception, setup your phone on WIFI calling. 911 address is 4893 State Route 52 Jeffersonville NY 12748. In case of an emergency dial 911. In case you need assistance please call us at 845-482-5900. 

Enjoy the backyard and firepit! Swimming in the creek is not safe or recommended and it can be very dangerous for kids. Let’s party safe and please respect our neighbors. Kids are not allowed in the Creek. 

 All rooms are non-smoking. However, if you choose to smoke in the room a penalty fee of $500.00 per day will be automatically charged to your credit card. You may also have to repay any losses from cancellations if any client refuses to stay due to the odor caused by you smoking in the room. Grills, barbecue, candles and incense are not permitted as well. The same penalty fee of $500.00 per day also applies.   

1. You may cancel your reservation within 7 days from the time (date) the reservation was made to receive a full refund. 

2. After 7 days your deposit is non-refundable. 

3. You may not cancel or reschedule for a later date if your reservation or cancellation is less than 10 days prior to your arrival. In a case-by-case basis, we can try to re-book the room ($50 rebooking fee applies).

4. You may reschedule your reservation for a later date (Spring or Fall) with no penalties if the room is available.  This option is not available for re-booking during the Summer days between Memorial Day and Labor Day, and major holidays (Easter, Columbus Day, Veterans Day, Thanksgiving, Christmas, New Year’s Eve).

5. For reservations booked directly via Airbnb, please check with the agent for terms and conditions, and cancelation policy.

Uber and Lyft services are not yet available in Sullivan County, except when there is a major concert at Bethel Woods Center for the Arts (please contact UBER and Lyft directly for more information).
